We base our approval primarily on your down payment and your ability to make monthly payments. We view this as a "Bridge to Homeownership" that allows you to fix your credit while you live in your own home. Q2: Is this a "Rent-to-Own" program? No. This is a purchase. You are not signing a lease; you are signing a 30-Year Fixed-Rate Mortgage. You will receive the deed to the house, build equity immediately, and have all the tax benefits of homeownership. Q3: How much down payment is required? It varies by property, but generally, we look for 10% to 20% of the purchase price. If you have a strong down payment, we can often overlook other issues like self-employment status or past credit events. Q4: How fast can I move in? Faster than a bank closing. Since we are the lender, we don't need to wait for third-party appraisals or corporate approvals. We typically close with a Title Attorney in 14 to 21 days.
